Waterproofing addresses the moisture path that flat and low-slope roofs handle differently than a pitched shingle roof. Water doesn't shed; it ponds, and it finds any seam, lap, or penetration that wasn't perfectly sealed on install. A waterproofing scope reseals those seams, lays a continuous membrane or coating across the field of the roof, and renews the sealants around every pipe boot, scupper, and HVAC penetration. It's the right call before ponding water works its way under a flashing seam and into the decking.

Time and scope
A realistic schedule.
Most waterproofing scopes are completed in one to two days, depending on roof area and number of penetrations. We clean the substrate, repair any membrane damage, prime, then apply the coating system (or lay self-adhered membrane at the seams). Cure time is built into the schedule so the surface is walkable before the next rain event. As a stand-alone scope, the proposal names the system, the mil-thickness, and the seams addressed up front — no open-ended "we will see" pricing.

Most roofs are good candidates for rejuvenation — they just need cleaning, minor repairs, and a new sealant. But a few conditions are out of scope, and if we see any of them at inspection we’ll recommend the right fix instead.
- Rotting shingles, decking, or roof structure
- Badly curled or split shingles across a wide area — far past the cosmetic edge-lift the treatment can still save
- Structural or deck damage (sagging, soft spots, compromised framing)
- Major missing shingles from wind, storm, or long-deferred repair
