Roof Rejuvenation
$1,500 – $4,500
What moves the number
- Square footage of the roof field
- Pitch — steep slopes take longer per square
- Number of small repairs folded into the same scope
What is included
- Pressure wash and surface prep
- Minor repairs folded into the same visit
- Plant-based oil sealant application
- Photo-documented scope and same-day report
- 5-year warranty paperwork filed with the report
Not included
- Full tear-off and replacement
- Structural or deck work (out of scope per our honest-scope band)
- Widespread storm damage across multiple slopes
Roof Repairs
$295 – $1,800
What moves the number
- Which component failed — shingle, flashing, valley, pipe boot
- Whether the surrounding area is sound or showing early failure too
- Size of the failed area (a single boot vs a full slope section)
What is included
- Targeted replacement of the failed component
- Photo-documented scope with the matching line item
- Single-afternoon completion on most scopes
- Preventive seal around the fix so the same path does not re-open
Not included
- Deck replacement (covered separately if found at inspection)
- Multi-slope storm-damage scopes
- Cosmetic-only refreshes — those are not a repair, those are rejuvenation
Roof Leak Repair
$350 – $1,500
What moves the number
- Source discovered — where water actually entered vs where the stain ended up
- Whether a deck touch-up is needed after water tracking
- Whether the leak has been slow and ongoing, or showed up after one storm
What is included
- Source diagnosis — we trace the water path back to the entry point
- Component replacement at the actual leak source
- Preventive seal around the fix so the same path does not re-open
- Photos of the source, the path it took, and what we replaced
Not included
- Full re-roof (referral if the leak is a symptom of broader failure)
- Insurance-claim scope stretch-out — see the leak page for how we handle that
- Cosmetic stain cover-ups — a patch over the visible stain is the failure mode
Waterproofing
$1,200 – $5,500
What moves the number
- Roof area being coated or membrane-laid
- Mil-thickness target for the coating system
- Number of penetrations — pipes, scuppers, HVAC curbs
- Condition of the existing substrate
What is included
- Substrate prep and priming
- Mil-rated coating or self-adhered membrane at seams
- Penetration renewal — boots, scuppers, HVAC curbs
- Cure window built into the schedule before the next rain
Not included
- Shingle-slope work (coatings are for flat/low-slope assemblies)
- Deck replacement if rot is found at prep
- Re-coat of a previously coated roof past its service life
Fascia & Wood Repair
$400 – $1,800
What moves the number
- Linear feet of fascia being replaced
- Material match — PVC vs wood — and the existing profile
- Whether soffit venting also needs correcting in the same scope
What is included
- Gutter pull and reset
- Removal back to sound material
- Material-matched profile (PVC or wood)
- Gutter refastened in plane with the new fascia run
Not included
- New gutters if the existing run is undersized or out of pitch (flagged on the report)
- Rafter-tail replacement beyond the immediate rot zone
- Full-house trim repaint — scoped separately if requested
