Decking
Walked from above and checked from the attic whenever we can get to it — no soft spots when stepped on, no sag between rafters, no daylight visible through the deck. If the decking is compromised, the conversation shifts from rejuvenation to honest replacement. We would rather tell you that at the inspection than six months later.

Fascia
Push a screwdriver into the board at the gutter line. If it gives, the wood is wet long enough to have rotted — and the gutter line is usually the cause. We flag the run that needs replacement so the renewal is durable, not a repeated fix on the same spot.

- Close-ups of anything we flag — lifted shingle, cracked pipe boot, separated flashing seam, soft spot on the deck

- Fascia and gutter line — gutter pull-back that often surfaces a rotted board underneath

Most roofs are good candidates for rejuvenation — they just need cleaning, minor repairs, and a new sealant. But a few conditions are out of scope, and if we see any of them at inspection we’ll recommend the right fix instead.

- Badly curled or split shingles across a wide area — far past the cosmetic edge-lift the treatment can still save
- Structural or deck damage (sagging, soft spots, compromised framing)
- Major missing shingles from wind, storm, or long-deferred repair
